Chapter 9 - MY FATHER WASN'T THE FIRST VICTIM

The notary was dead.

So was my father.

The lawyer who drafted the 2006 agreement had retired to Florida.

His old firm had merged twice.

Nothing about investigating twenty-year-old documents was quick.

But hospital records confirmed Dad was in Durham.

He had surgery March 17.

He remained hospitalized until March 23.

He did not sign a document in Charlotte on March 18 before a local notary.

Martin's attorney responded that Dad might have signed earlier and the acknowledgment was completed later.

Improper.

But possible.

Rachel found the original notary journal.

The journal had survived because the notary's daughter donated business records during probate.

There was no Robert Vance entry.

Martin's settlement suddenly looked compromised.

I confronted him through counsel.

He insisted he had never seen Dad sign it.

That surprised me.

“You based twenty years of belief on a document you didn't witness?”

“Our attorney handled it.”

“Who?”

He told us.

Peter Harlan's father.

Thomas Harlan.

I stared at Rachel.

The same law family.

Thomas represented Hale-Vance Development.

Years later, his son Peter became my family's estate attorney.

Peter prepared the forged documents around the Halcyon project.

The pattern was no longer random.

Rachel cautioned me again.

“Pattern isn't proof.”

But it was direction.

Peter eventually agreed to an interview under his firm's internal investigation.

He looked exhausted.

“I didn't forge Elena's signature.”

“Who prepared the documents?”

“My paralegal assembled them.”

“Who supplied the signatures?”

“Gavin.”

“Why did you accept them?”

“He said Elena had executed them remotely.”

“Why did you permit Serena to notarize a signature she hadn't witnessed?”

Peter looked down.

“I shouldn't have.”

“Did you know the guaranty was forged?”

“No.”

“Did your father prepare the 2006 Hale-Vance settlement?”

“Yes.”

“Did you know?”

“Not until recently.”

“When?”

“When Martin asked me to review the title history.”

“How recently?”

“Two years ago.”

Before Julian invested.

Before the hotel structure.

Before the forged deed.

Peter had known the old rights were disputed from the beginning.

Yet he never told me.

“Why?”

His answer was simple.

“Martin was my client.”

“So was I.”

“Yes.”

That conflict would later become a major ethics issue.

But Rachel asked one more question.

“Did your father believe the 2006 settlement was legitimate?”

Peter looked at his hands.

“I don't know.”

“What do you know?”

He hesitated.

“My father kept a personal memorandum.”

The memo had never been in the official file.

Peter found it after Thomas died.

One paragraph changed the story.

Robert refuses to sign transfer. M.H. insists signature already obtained. I advised that acknowledgment cannot proceed without personal appearance. M.H. says “handle it.”

M.H.

Martin Hale.

Martin had told us the attorney handled everything.

Thomas Harlan's own note suggested Martin pressured him to process a document Dad refused to sign.

Martin's credibility collapsed.

But then Peter gave us the second page.

Thomas had written:

R.V. threatening disclosure of altered lender schedules. Claims M.H. diverted $410K. Need independent accounting immediately.

My father had accused Martin of diverting money.

The partnership collapsed shortly afterward.

Martin then emerged with a document transferring Dad's most valuable development rights.

I had spent twenty years believing my father ruined his company through incompetence.

Maybe he hadn't.

Then Peter said quietly:

“There was an audit.”

Rachel looked up.

“Where?”

“My father kept a copy.”

“Do you have it?”

“No.”

“Who does?”

Peter swallowed.

“I gave it to Gavin Reese.”

My hands went cold.

“When?”

“Fourteen months ago.”

Exactly when Gavin began building the financial structure around Julian.

Gavin had not stumbled into my family's history.

And instead of exposing what happened twenty years ago, he used that knowledge to construct a new scheme around the same land.
