Chapter 11 - Fire on Elm

Beth made her move before she made her statement.
While Helen negotiated immunity limits and Ava pushed for full cooperation, a warehouse blaze erupted two blocks from the storage facility on Elm. Unit row C was hit hardest. By the time firefighters contained it, three commercial lockers rented under shell names were charred open.
One belonged to Morrow Field Logistics.
The timing was too perfect to be coincidence.
Ava took me there because one of the responding officers had seen a woman fleeing before the flames peaked. Beth had been in county custody, but her phone—seized at the blue house—contained a message deleted only minutes before her arrest.
Move Sarah before Daniel reaches the river house.
Another message, older, from Nolan:
If the second set is compromised, burn Elm. Use the red tag.
Red tag. The key.
Beth had given us the wrong one, and somewhere between the blue house and county intake, Nolan had activated the cleanup.
In the ash of Locker C-19, investigators found melted file hardware, half-burned invoice folders, and the metal frame of a portable drive case. But not everything died in the fire. Wedged beneath a warped shelf was Beth’s second phone, the one she had apparently hidden there and failed to retrieve.
The screen was cracked, but the chip survived.
Digital pulled fragments fast. Location history. Message threads. A photo of Sarah, groggy and slumped against pillows in a room with knotty pine walls. Timestamped twelve hours after the Brayside abduction. Metadata attached to a lakeside rental outside Newark.
River house.
Ava looked at the photo, then at me. “We move now.”
The rental sat on the edge of Blackstone Lake, blinds shut, boat lift empty. As officers approached the back entrance, I saw movement through the side window and shouted before I could stop myself.
The front door flew open.
Sarah stumbled out barefoot in borrowed sweatpants, one wrist red where tape had been. An officer caught her before she hit the porch. I was there a second later.
She made a sound when she saw me that was half sob, half disbelief.
“You came.”
“I should have sooner,” I said, and that truth stood between us even as I held her.
Inside the cabin, Nolan was gone by six minutes. Beth had called it in exchange for consideration after she saw the fire coverage and finally understood Nolan meant to burn her too. On the table we found saline, sedatives, false admission forms, and a stack of Carter Outdoor ledgers missing from storage.
Sarah could barely stand, but once the paramedic cleared her for transport, she insisted on speaking before the sedatives fogged her again.
“He made me log into the bank,” she whispered. “He wanted one last transfer to make it look like I helped him willingly.”
“Did you?”
She shook her head. “I stalled. Told him the token device was in the house. He hit the wall.” She closed her eyes. “Daniel… he said the line of credit wasn’t the beginning. It was cover.”
“For what?”
“For the trust land.” Her eyes opened again, clearer with fear. “He needs Emily’s future asset clean before the probate review.”
Ava leaned in. “What asset?”
Sarah’s voice thinned. “Your father’s lakeside parcel. It goes to Emily at eighteen unless Daniel signs release authority now.”
My father had set that up years ago. A protected parcel adjacent to Blackstone development land. Valuable, but I’d almost forgotten it existed because Nolan handled estate administration after Dad died.
Nolan hadn’t.
He had been hunting it.
As the ambulance doors closed on Sarah, she grabbed my sleeve one more time.
“He keeps his personal notes where nobody in that family ever looks,” she whispered. “Inside the garden records.”
The same records Nolan mocked as Dad’s old-man hobby.
The same records stored in the Carter estate office.
By dawn, my brother was no longer just a suspect in kidnapping and fraud.
