Chapter 4 - HOW I SAVED THE ESTATE

The first warning came from Jonathan Hale, the attorney who managed the property trust left by my grandfather.
“Elena, the Vance estate debt is being sold privately.”
I sat at my kitchen table, one hand resting on my pregnant belly.
“What happens if someone buys it?”
“They can force foreclosure.”
The estate employed dozens of workers.
Several had lived on the grounds for decades.
Charles had also tied employee retirement funds to a property subsidiary.
If the mansion collapsed financially, innocent people would lose their savings and homes.
Jonathan investigated.
The truth was worse than expected.
Charles had hidden more than sixty million dollars in liabilities through shell companies and inflated property values.
I refused to put money directly into Vance Capital.
But through Sterling Strategic Properties, the company created from my grandfather’s legitimate investments, I purchased the estate debt.
I paid overdue staff wages.
Protected pension accounts.
Prevented the property from being liquidated.
I offered Charles a lifetime occupancy agreement.
There were conditions.
He had to reveal the company’s actual debts.
Resign from financial control.
Submit the business to an independent audit.
He never saw the offer.
Brooke intercepted Jonathan’s preliminary communication through Arthur’s office.
The document listed only the buyer’s initials.

Brooke photographed it.
Then she told the family she had secured a private investor.
Charles believed her because he was desperate.
