Susan admitted it.
Not immediately to us.
Through her attorney.
Vanessa paid her $40,000 to reproduce Mom's signature electronically using scanned loan documents.
Susan created the satisfaction PDF.
Vanessa delivered it to her father's office.
Richard's assistant notarized it improperly.
Three people turned one fraudulent document into something recordable.
Nobody needed a mastermind in a dark room.
Just ordinary people making selfish choices.
Susan's cooperation gave Mom leverage.
The lien release could be challenged directly.
The bank became much more willing to negotiate.
Vanessa denied paying Susan for forgery.
She claimed the money was severance.
Susan had text messages.
Vanessa:
Need Margaret release done before bank closes.
Susan:
She hasn't signed.
Vanessa:
Use the scan. I'll handle notary.
That was difficult to reinterpret.
Brandon read the messages twice.
Then handed the phone back.
“I married her.”
I said nothing.
He looked at me.
“How did I not know?”
“You knew pieces.”
“What?”
“You knew she treated people badly.”
He looked away.
“You knew she cared about appearances.”
Silence.
“You knew she wanted Mom's lien gone.”
His face tightened.
“You just didn't know how far she'd go.”
That distinction mattered.
He wasn't responsible for Vanessa forging the signature.
He was responsible for creating the situation she exploited.
Then another issue surfaced.
The $75,000 condo.
Vanessa had not purchased it solely as an investment.
HOA records showed repeated overnight parking for one vehicle.
A black Range Rover registered to Christopher Lane.
Brandon recognized the name.
His company's former operations director.
Chris had left BC Logistics six months earlier after a bitter argument with Brandon.
Brandon immediately assumed affair.
Dana stopped him.
“We don't know that.”
He went anyway.
I couldn't stop him.
He drove to the condo.
I followed because somebody needed judgment.
Vanessa wasn't there.
Chris was.
He opened the door.
Brandon shoved past him.
“Where is she?”
“Not here.”
“Are you sleeping with my wife?”
Chris stared.
“No.”
“Then why is your car here every week?”
“Because I live here.”
Brandon froze.
“What?”
“I rent it.”
“From Vanessa?”
“From Northstar.”
“You knew that was Vanessa.”
Chris laughed bitterly.
“Of course I knew.”
“Why?”
“Because she bought it for me.”
Brandon stepped forward.
I grabbed his arm.
Chris continued.
“Not because we're sleeping together.”
“Then why?”
“Because she needed me quiet.”
The room changed.
“About what?”
Chris walked to a desk.
He pulled out a storage drive.
“Your company wasn't failing because you were bad at logistics.”
Brandon stared at him.
Chris placed the drive on the table.
“It was failing because someone had been diverting your biggest clients.”
“To where?”
Chris looked directly at him.
“A competing company.”
“Whose?”
