Chapter 12 - The Stolen Notary Seal

The seal on the quitclaim deed belonged to Clara’s late aunt, Patricia.

Patricia had been a licensed notary.

She died three years before the document was filed.

Clara stared at the scanned page.

“That’s impossible.”

Samantha enlarged the seal.

The commission expiration date had been altered by one digit.

Officer Reed asked where Patricia’s notary supplies went after her death.

“To my mother’s house.”

“Who had access?”

Clara already knew.

Ethan helped her family clear Patricia’s apartment.

He carried boxes into her mother’s basement.

One box contained office supplies.

Clara had not thought about it since.

Samantha looked at Daniels.

“A dead notary’s seal, a forged transfer, and a false property complaint.”

Daniels nodded grimly.

“This needs detectives.”

Clara’s shock was giving way to anger.

Not uncontrolled anger.

Precise anger.

Ethan had not married Rebecca and then impulsively claimed the house.

He had laid the groundwork eighteen months earlier.

Perhaps longer.

He expected the false deed to appear legitimate.

He expected police to see a marital dispute.

He expected Clara to become emotional, confused, and easy to dismiss.

Instead, she had the original deed.

The mortgage.

The tax history.

The lawyer.

The timestamps.

Samantha asked Clara whether Ethan knew Patricia’s seal existed.

“Yes.”

“How?”

“He commented that it looked official when we packed the box.”

Officer Reed wrote that down.

Then Clara remembered something else.

After Patricia’s death, Lorraine had asked whether notary seals could still be used if the commission had not expired.

Clara had assumed it was a strange question.
